There’s no substitute for individual advice but you may find useful, the following answers to frequently asked questions.

  • Where do I look?
    The Aberdeen Solicitor's Property Centre is a definite port of call but there are others. We can tell you where, place you on our computerised mail matching list, and even carry out a sourcing service, particularly useful if you are relocating.
  • What do I do next?
    Note interest. A proper note of interest can only be made through an agent. We can attend to this on your behalf.  This involves no firm commitment but can keep your options open whilst we arrange a survey or
    finalise finance.
  • How do I arrange finance?
    There are many different mortgage products.  You can shop around yourself but the wide range of products available is confusing.  We know where to look and what to watch out for.
  • How much can I borrow?
    Most lenders will subject to status lend up to 3 times your salary for a purchase in sole names or 2 ¾ times joint earnings. Other commitments need to be taken into account.  Some lenders have special criteria.  We can advise what is best for you

  • How do I go about surveying a property?  
    There are different levels and types of survey. We can advise you what is best for you.  We can even organise a guaranteed survey.
  • How much should I offer?
    Although in the Aberdeen area properties generally sell for more than the asking price there is no substitute for individually tailored advice. Much depends on current market conditions, the extent of other interest, the asking price and the valuation. Count on our expertise to negotiate for you.
     
  • What happens if there are other noted interests?
    It is likely that a closing date will be fixed if the other interests are in a position to offer. In the absence of competition you do not need to wait for a closing date and we may well be able to negotiate on your behalf.
  • Should I look at fixed price properties?
    Whilst there may be advantages fixed price properties are not always good value for money. Key-moves can help you decide.
  • How long until I can get keys?
    From the outset in Scotland we work towards a definite date, on average Four to Six weeks after offering. The system is flexible and both the purchaser and the seller's wishes are paramount.
